Master planning has been completed for a world-class sporting community and luxury resort on 1,500 acres located in the eastern panhandle of West Virginia with a portion of the property traversing the state line into Virginia. Overlook will combine resort amenities with an equestrian center, golf course, miles of trails and greenways, and the Prospect Hall Shooting Club — a premier clay and stocked bird shooting facility.

Restoration and design of Overlook facilities will emphasize low-impact development and environmental sensitivity. McKee Carson took responsibility for all the land planning, landscape design, and civil engineering, including conscientious house siting, innovative LID techniques and native meadow restoration. A combination of rainwater harvesting and green roofs were employed throughout the site. Furthermore, the river, surrounding ponds and wetlands will be completely restored and improved. Field Sport Concepts Affiliates associated with the design include, Rainwater Management Solutions: Rainwater Harvesting, Trout Headwaters: Stream & Pond Restoration, Equestrian Services: Equestrian Programming & Design, John Higgins: Sporting Clay Course Design, The Bowden-Johnson Group: Market Analysis.
