Longlea is situated on a 900-acre rolling site at the base of the Blue Ridge Mountains just west of Culpeper on Route 522. The property, which is owned by the American Security Council Foundation, boasts 3 1/2 miles of scenic Hazel River frontage and breathtaking mountain and valley views from nearly all areas of the tract. The development was designed to contain a variety of light industrial and commercial uses, as well as 900 residential units surrounded by diverse recreational amenities in a pastoral setting. Three nodes of mostly private development will occur on the site: the conference center campus of large scale facilities which includes an existing stone mansion and gardens, a village center containing residential, service and convenience facilities which will have a colonial scale and flavor, and a professional office park for corporate headquarters, medical offices as well as research and development groups.

Recreational amenities for the project include an 18-hole championship golf course, a 9-hole executive course, a golf training facility with a 3-hole practice course, tennis complex, equestrian center and horse training facilities, trails, and other field sport-related activities. 

Responsibilities included site analysis, master planning, rezoning efforts, cost estimating, coordination of the consultant team and overall project management.
